i have a leaking Wax ring, which must have been going on for some time, as the floor under the toilet has rotted.........when I replace the toilet, floor, etc, I was lookin at the Sani Seal waxless ring..I have read a lot of reviews on this product, all favorable...do you have any experience with this product?

Carla, If as you say , you are a renter, call the landlord. It is his/her responsibility. Don't get in over your head. Older toilets as you describe can sometimes snow ball into a much larger project and should be handled by a plumber or very experienced handyman.

I was surprised and dismayed that Ron failed to show how to replace the flange bolts or to warn about the dangers of over-tightening any of the bolts and possibly cracking the porcelain surfaces.

You unhoked the water supply and removed the line. But you did not replace the aprts and hook up the line. Your toilet would not work

I have a toilet that has 4 bolts and I would prefer to replace the wax seal instead of replacing the whole toilet as I'm a renter and I'm paying for it myself. Considerably less $$$ just replacing the seal, but I'm a little worried as the bolts are rusted and all bolts have broken off. How would I get those bolts removed and is there a tool that does that? I had visited Home Depot and ask one the fellows there about replacing the seal and he said he had never heard of a toilet with 4 bolts, only 2 bolts. Is my toilet really that old? I look at him and laugh thinking to myself, he’s as old as i am!!! This is when I learn that toilets now have 2 bolts only. He did say I would have a hard time as I had to be careful of the measurement from the wall to the back 2 bolts of the toilet if I wanted to replace the toilet. I’m rambling, sorry! My questions are: 1) Is there a tool to remove the old bolts? 2) Replace seal or just get a new toilet? 3) Hire a Plummer, but they are so expensive and figure I could do myself as you made it look fairly easy. Am I crazy thinking I can do this myself? Appreciate your help!!! Carla
